Based in Hartford, Connecticut, our seasoned Real Estate management team averages approximately 20 years of investment industry experience and manages over $5.6 billion in assets, consisting of approximately $4.6 billion in Commercial Mortgage Loan exposure and approximately $1 billion in funded and unfunded Commercial Real Estate limited partnerships as of June 30, 2010. The team enforces strict underwriting standards, utilizing specific criteria for each investment to build a diversified portfolio of securities in terms of borrowers, geography, asset class, and security position. Through our meticulous underwriting process, attentiveness to clients, and dedication to each transaction through closing and post-closing, Hartford Investment Management has developed a substantial real estate investment platform.

Products

Whole Loans

As a par lender, Hartford Investment Management offers non-recourse, permanent-financing products at competitive terms on both a fixed and floating-rate basis. We target investments in industrial/warehouse, multifamily, retail, and office, with a loan-to-value ratio no higher than 70%. Typical deal sizes range from $15 to 50 million, but our Real Estate management team can accommodate investments up to $100 million and higher for certain portfolios.

In addition to its debt-investment capabilities, Hartford Investment Management’s Real Estate team also benefits from an established funds-management platform. The team acts as co-sponsor on a real estate fund, targeting different risk/return profiles to best serve a diverse group of institutional clients.

Asset Management
